Good ideas! Thinking about how you will use space and how much stuff you can't live without is a good beginning. Having an outstanding design/build team like Debra at Select Home Design and Solluna Builders will insure you get the space you want and the storage you need! It's what I did and I could not be happier!!!

Brian, Thank you for your comments...never have truer words been spoken! Emotions, character and taste most definitely come into play for residential projects. What's that old saying "one man's junk is another man's treasure?" That's part of what makes building ordinance development like the "McMansion Ordinance" extra challenging!

Size matters, design matters - everything matters when it comes to redeveloping existing housing stock within an established community like Austin.

Zoning is important - no question. FAR is important. After 10 years in this business niche we can say with confidence that as long as the new structure fits into the "character" of the surrounding community - emotions (actually what drives most of these issues) subside.

But people find it difficult to agree on what defines "character/taste". It should be agreed that in many cases the current housing stock is simply not preferable and in order to take advantage of today's modern amenities and technologies - it's often best (most economical) to start from scratch.

Good luck Austin!

You said it Wayne! In spite of the drought I was able to establish a xeriscape yard that uses very little water. The solar panels meant no electric bill and the spray foam insulation kept the cool air in and the hot air out. Low maintenance and energy efficiency, who doesn't like that? Thanks Wayne, Mary & Debra!!!

Some great points! If only everyone knew just how easy some of these changes are, as well as the huge negative impacts that our current system is creating! Like fertilizing and watering our yards like crazy... it's just not sustainable, and it pollutes our precious creeks and rivers. Thanks for sharing!
